An area shall be provided near the electrical panel for the "inverter" required <br />to convert the direct current output from the photovoltaic panels to alternating <br />current. <br />These measures shall be shown on the building permit plan sets. The applicant shall <br />provide to the future homebuyers the necessary information delineating the means by <br />which photovoltaic panels can be applied to the roofs of the structures covered by this <br />approval. This information shall be submitted to the Director of Planning for review and <br />approval prior to occupancy of the first unit, if required. <br />Maintenance Association/Agreement and CC&Rs <br />29. A maintenance association or agreement shall be created for the project, as determined by <br />the City Attorney. The CC&Rs or maintenance agreement for the project shall clearly <br />state: <br />a. At a minimum, the maintenance association or lot owners shall be responsible for the <br />maintenance of the following: <br />The maintenance of the open space area on Lot 3. <br />ii. All street landscaping and irrigation on Lot 3 within 10 feet of the back of curb <br />of Clara Lane. <br />iii. The driveway leading to Lot 1, including the two-foot wide grass strips adjacent <br />to the driveway, and the "y" hammerhead on Lot 1. <br />iv. The bioswales including the bioswale landscaping and irrigation system. <br />v. Any bioretention system and related landscaping and irrigation systems. <br />vi. Storm drainage swales, gutters, inlets, outfalls, v-ditches, outfalls, and channels <br />not within the area of a dedicated public street or public service easement <br />approved by the City Engineer. <br />vii. The owner of Lot 3 shall be responsible for the maintenance of any required <br />sewer pumping system needed on Lot 3. <br />viii. The owner of Lot 1 shall be responsible for the maintenance of any water <br />pumping system needed on Lot 1. <br />The maintenance association or lot owners shall be responsible for any required <br />inspection, maintenance, and reporting of storm water treatment measures. <br />The proposed CC&Rs or maintenance agreement shall be subject to the review and <br />approval of the City Attorney prior to the recordation of a Parcel Map for the project. <br />9 <br />
