Marketing Activity Plan: <br /> <br /> The Ridge View Marketing Plan will focus on reaching prospective <br /> tenants in the market area, defined as the City of Pleasanton and <br /> Alameda County. Anticipated demand for the development is expected <br /> to be high, therefore the scope of the marketing plan is more <br /> administrative than marketing. Emphasis will be placed on creating <br /> a positive experience for seniors in need of housing. To create <br /> this positive experience, special attention will be given to <br /> developing a process and marketing materials that will clearly <br /> represent the intent of the development. <br /> <br /> A pre-qualification process will be developed to screen prospective <br /> tenants from waiting lists available to EHI. A screening process <br /> will be developed to determine the need for an ongoing marketing <br /> effort. <br /> <br /> The following lists the schedule of marketing activities: <br /> <br /> A. Develop a tenant selection process for approval by the City of <br /> Pleasanton. <br /> <br /> Given the anticipated demand for the homes, a lottery is <br /> recommended as a fair and impartial selection process. It will <br /> be the intent of the lottery process to give all qualified <br /> buyers from the target markets an equal chance to benefit from <br /> this unique opportunity. The lottery process will include the <br /> following steps: <br /> <br /> Step 1. Community outreach effort. <br /> <br /> Distribution of marketing materials, direct mail and <br /> public notice in local newspapers will be conducted to <br /> inform prospective tenants of the opportunity <br /> <br /> Step 2. Pre-qualification of tenants. <br /> <br /> Applications will be developed to screen prospective <br /> tenants in order to determine eligibility based on the <br /> following considerations: age, income, family size <br /> and other criteria as established by HUD, CHFA, or the <br /> City of Pleasanton. <br /> <br /> Step 3. Classification of tenants. <br /> <br /> Pre-qualified tenants will be placed into categories <br /> by income, rent guidelines, and household size. <br /> Unit-type or size could also be denoted. <br /> <br /> Step 4. Identification of handicapped buyers. <br /> <br /> Since handicapped-accessible units are available, a <br /> special category will be established for applicants <br /> who wish to be considered for the specially designed <br /> handi capped-accessible units. <br /> <br /> - 4 - <br /> <br /> <br />
