Ob3ectives of the Marketing Plan: <br /> <br /> The objective is to provide a cost effective and reliable marketing <br /> plan. The strategy to meet the objective will include the <br /> development of the following: <br /> <br /> 1. A project brochure and flyer that is sensitive to the concerns <br /> of seniors. <br /> <br /> 2. An advertising format. <br /> <br /> 3. A program for public information seminars. <br /> <br /> 4. A support/training program for on-site staff. <br /> <br /> 5. A formula for utilizing community resources and networks. <br /> <br /> 6. A method to streamline tenant screening, and a <br /> pre-qualification program which meets the requirements of the <br /> U.S. Department of Housing and Urban Development's (HUD) <br /> Housing Development Grant (HDG) program, the California Housing <br /> Finance Agency (CHFA), and the City of Pleasanton. <br /> <br /> 7. Report and verification forms and procedures for initial and <br /> long-term leasing and tenant selection. <br /> <br />Objectives and Target Markets: <br /> <br /> The marketing objectives for Ridge View Commons are: <br /> <br /> 1. Obtain a 50% pre-lease level upon construction completion <br /> with all units leased within 3 months of the initial <br /> occupancies. <br /> <br /> 2. Coordinate with city and county government agencies, the <br /> Home Place and other community resources to maximize <br /> community outreach efforts and to reach the goals of HUD'S <br /> Affirmative Fair Housing Marketing Plan. <br /> <br /> 3. Educate prospective tenants and community agencies/networks <br /> as to the feasibility and benefits of renting a home at <br /> Ridge View Commons. <br /> <br /> 4. Develop a specially-designed tenant pre-qualification and <br /> selection process. <br /> <br /> 5. Supervise on-site staff to implement the goals and <br /> objectives of the marketing program. <br /> <br /> The most likely prospects for Ridge View Commons are: <br /> <br /> Seniors, aged 62 years and older, living in the City of <br /> Pleasanton and Alameda County. <br /> <br /> - 3 - <br /> <br /> <br />
