Draft 2.0 Land Use Element <br />Program 12.5: Industrial, retail, and office projects should generally conform <br />to the average densities assumed in Table 2-3. However, <br />projects proposing intensities greater than the average <br />assumed in Table 2-3 may be allowed up to the maximum <br />indicated, provided that sufficient amenities and mitigations <br />are incorporated into the project to justify the increased <br />density. <br />Mixed Use <br />Policy 13: Encourage mixed-use development which encompasses any combination of <br />commercial development, housing units, or community facilities ui an <br />integrated development. This mixed-use development would preferably be <br />located in areas served by public transit and would develop at densities that <br />encourage affordable housing. <br />Policy 14: Establish awell-planned mixture of land uses around the BART Stations. <br />Program 14.1: Work with the Hacienda Owners Association to prepare a <br />Hacienda Specific Plan for the Hacienda Business Park with <br />special emphasis on creating amixed-use, pedestrian-friendly <br />area around the East Dublin/Pleasanton BART Station. <br />Program 14.2: Provide land use flexibility for the Hacienda Business Park, <br />Stoneridge Mall, and other areas through the mixed-use land- <br />use designation. <br />Open Space <br />Policy 15: Preserve designated open space areas for the protection of public health and <br />safety, the provision of recreational opportunities, for agriculture and grazing, <br />for the production of natural resources, for the preservation of wildlands, water <br />management and recreation, and the physical separation of Pleasanton from <br />neighboring communities. <br />Program 15.1: Preserve open space by way of fee purchase, developer <br />dedications, conservation and scenic easements, transfer of <br />development rights, Williamson Act contracts, open-space <br />zoning categories, and other means. <br />Policy 16: In the Ridgelands, preserve the remaining agricultural open space. <br />LU element 082107 clean 2-30 <br />
