<br /> <br />79. That the ped/bike ways at the major entrances be <br />separated from the curb lines by a minimum of 5 ft. <br />unless otherwise approved by the City Engineer. <br />80. That the design, location, and type of signals and <br />electroliers be approved by the City Engineer prior to <br />the start of construction. <br />81. That all curbs on public streets without parking lanes be <br />constructed as 8" vertical P.C.C. curb and gutter. <br />82. That all trees proposed to be planted within street right- <br />of-way areas be selected from the approved street tree <br />list or receive approval from the City Engineer on a <br />specific request basis. <br />83. That the CC&R's include a requirement that the property <br />owner's association pay the City an annual fee for the <br />maintenance of the public streets within the development <br />for the first ten (10) years after acceptance of the <br />streets for maintenance. The amount of this fee shall <br />be determined by the City Engineer and shall be suffi- <br />cient to cover anticipated City costs during this ten <br />(10) year period. <br />84. That a detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />85. That all existing wells, septic tanks or holding <br />tanks on the site be properly sealed, filled and <br />abandoned prior to the start of grading operations <br />unless Zone 7 retains specific wells for observation <br />wells, or special approval is obtained from the City <br />Engineer for temporary use of an existing well for <br />construction water. <br />86. That the haul route for all materials to and from <br />this development be approved by the City Engineer <br />prior to approval of the final map or the start of <br />any construction. <br />g7. That the developer submit a dust control plan <br />as part of the improvement plans prior to approval <br />of the final map. <br />88. That storm drainage swales, gutters, inlets, outfalls <br />and channels not within the area of a dedicated public <br />street or public service easement or not dedicated to <br />Alameda County Flood Control District - Zone 7 be <br />- privately maintained by the property owners or through <br />l an association approved by the City. <br />Exhibit "B", Planning <br />Commission Resolution <br />No. 2382, 10/26/83, <br />Page B-16 <br />
