24. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />25. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to the satis- <br />faction of the City Engineer and shall be separated from <br />vehicular traffic whenever possible. <br />26. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting <br />plan; landscape plans for medians, buffer strips, <br />and any right-of-way landscape areas; and an <br />irrigation plan which provides for automatic controls. <br />27.. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, <br />that each such final map filed shall provide for all normal <br />and reasonable public improvements required by the City to <br />serve that portion of this development to the satisfaction <br />of the City Engineer. <br />28. That the developer construct a P.C.C, sidewalk along the <br />Valley Avenue frontage of the development and along <br />Valley Avenue extending from the west property line of <br />the development to the midpoint of the north-east curb <br />return at the intersection of Valley Avenue and Greenwood <br />Road. This sidewalk shall be ten foot wide and monolithic <br />with the curb and gutter when the right-of-way section is <br />ten feet wide. It shall be eight feet in width and <br />separated from the face of curb by five feet where the <br />right-of-way section is fifteen feet wide or as otherwise <br />approved by the City Engineer. <br />29. That the "Tanager Court Extension" be designed and <br />reconstructed by the developer to the satisfaction of <br />the City Engineer to effect a closure of this stub street. <br />30. That a six foot high (minimum) masonry sound wall be <br />installed along east and south frontage of lot 17 of <br />Tract 2860 unless otherwise approved by the City <br />Engineer. <br />31. That 6" vertical concrete curbs be installed between <br />paving and landscaped areas. <br />
