meets both the immediate and long-range require- <br />. ments of the sanitary sewer system in this and all <br />tributary areas. Lots 1 through 10 shall be served <br />by a public sewer main with vehicle access provided <br />to each manhole unless otherwise approved by the <br />City Engineer. <br />18. That a separate sanitary sewer lateral be provided <br />to each lot of record within the development unless <br />otherwise approved by the City Engineer, <br />19, That approval of the storm drainage system be withheld <br />pending final design and until the developer has demonstrated <br />to the satisfaction of the City Engineer that the system is <br />adequate, connects to an approved point of discharge, meets <br />any and all applicable requirements of the Alameda County <br />Flood Control District - Zone 7, meets any and all applicable <br />requirements of the Federal Emergency Management Flood Hazard <br />Program, and meets the immediate and long-range requirements <br />of this development and all upstream areas intended to be <br />drained through this tract, The on-site storm drainage <br />system shall be privately maintained by a homeowners association. <br />20. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />21, That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P,G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. This system shall be maintained <br />by a homeowners association as a single responsible <br />billing party. <br />22. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots or dwelling units in the final map, unless this <br />requirement has been otherwise satisfied. <br />23. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />- will cause a segregation to be completed in <br />conjunction with the final map, <br />
