EXHIBIT "A" <br />PLANNIYIG COMMISSIOIQ RESOLUTION NO. 2232 <br />TENTATIVE MAP FOR TRACT 4986 <br />1. That the development be substantially as shown on <br />Tentative Map Tract 4986 on file with the City. <br />2. That the development shall meet all site development <br />standards of the R-1-6500 District. <br />3. That prior to the filing of a final map on the <br />subject property, the CC&Rs for the project shall be <br />approved by the City Attorney. 'Phe CC&Rs shall provide <br />for a homeowners association with sufficient power to <br />manage, operate and maintain all commonly owned areas <br />and facilities. The budget bylaws and accounting <br />systems shall also receive City staff approval before <br />a final map may be filed. <br />4. That at least lots 5, 6, 21, 22, 36, 37 and 53 through 58 <br />shall have air tight side and/or rear yard fencing when <br />developed in order to properly attenuate the exterior and <br />first floor interior noise excesses generate3 by highway I-680. <br />5. That if any of the houses on lots 5, 6, 21, 22, 36, 37 and <br />53 through 58 are two stories in height, closed window and <br />sliding glass door construction and double strength glass <br />windows and sliding glass doors shall be employed on all <br />windows and sliding glass doors having a direct or side <br />view of I-680. Similar construction may be required of <br />other lots within 200 ft. of the western property line <br />of the subject site and once the developer knows the type <br />and location of housing to go on lots within these areas <br />he shall consult with an acoustical engineer to determine <br />cahich, if any, other lots cai11 require closed window and <br />double strength window and sliding glass door construction. <br />The homes which require such construction shall then be built <br />in this manner. <br />6. That the project shall be subject to all conditions of <br />the Pleasanton Fire Department. <br />
