54. That in-lieu park dedication fees be collected by <br />the City prior to approval of the final map t the <br />rate then in effect and for the total number f <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />55. That any existing assessment district, which he <br />property may be subject to, be cleared prior o <br />the approval of the final map or the develope <br />will cause a segregation to be completed in <br />conjunction with the final map. I <br />56. That the developer submit a refundable cash b~nd <br />for hazard control prior to approval of the f¢'nal map. <br />The amount of this bond will be determined bylthe <br />City Engineer, (Approximately $100 per lot - <br />$2500 minimum.) <br />57. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to'the satis- <br />faction of the City Engineer and shall be separated from <br />vehicular traffic whenever possible, Sidewalks shall be <br />installed on one side of the main entrance drive from <br />Valley Avenue to the interior loop driveways qn one side <br />of the driveway from Santa Rita Road to the interior loop <br />driveway, <br />58. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include an irrigation plan which <br />provides for automatic controls. <br />59, That any damage to street improvements now existing or done <br />during construction be repaired by the developer to the <br />satisfaction of the City Engineer, This work 'shall include <br />patching, reconstruction, slurry seal, and/or overlay if <br />considered necessary by the City Engineer. <br />60. That the main access drive on Valley Avenue be relocated <br />approximately seventeen feet (17') west in order to align <br />it with the "existing" median break and the main access <br />drive for the Valley Plaza apartments on the south side <br />of Valley Avenue in order to avoid conflicts in traffic <br />turhing movements and to align the existing utility stub <br />outs (sewer and water) with the access drive, <br />A-7 <br />
