That the developer install aconcrete sidewal)~ or. the north side <br />of Valley Avenue from the west property line of the <br />development west to the Valley-Greenwood intersection <br />to afford safe pedestrian access to Harvest Park School <br />and to direct pedestrian traffic to controlled crossing <br />points at Greenwood or Santa Rita to avoid mid-block <br />crossings, <br />62, That, if the Tanager Court street connection is not_used <br />for ingress and egress for this development, the developer <br />shall cause the existing street stub to be terminated in <br />a manner acceptable to the City Engineer, <br />63, That the west access drive on Valley Avenue and the <br />access drive on Santa Riga Road be constructed as <br />right turn in and right turn out only driveways and <br />not as street openings, <br />64. That if the existing public sewer and water mains in the <br />Tanager Street Extension are not utilized by phis develop- <br />ment, they shall be terminated by the developer in a manner <br />acceptable to the City Engineer. <br />65. That prior to submittal of building plans an acoustical <br />analysis shall be performed for the Valley Avenue frontage <br />of the subject property to determine the ultimate vehicular <br />noise impact from that thoroughfare, Special noise <br />mitigating construction methods shall be employed for <br />any unit where future interior noise levels may exceed <br />45 dBA Ldn, <br />66. That except as modified by this development plan, site <br />development standards and uses for the site shall be those of <br />the RM-2500 District. <br />67.
