BOX 520 <br />Pleasanton, CA 94566 <br />RE: PUD 80-14, 82-1, Revision <br />Dear Mr. Harris: <br />As you are aware, the revision to our PUD approvals presently <br />_ submitted for planning review is caused by the revision to the <br />Johnson Drive street alignment as requested by the City Council. <br />In order to expedite the necessary steps so that the street can <br />be built this year, an agreement will be necessary between the <br />property owners involved at this intersection and the City in <br />regards to the steps required. <br />As Reynolds ~ Brown owns the property adjacent to the restaurants <br />affected, additional parking lot areas for these restaurants can <br />be built prior to any revisions to the intersection which should <br />mitigate the effect on the Denny's and Hungry Hunter restaurants. <br />Reynolds f, Brown will convey the necessary property required for <br />these parking lot expansions based on the City proceeding on <br />condemnation with immediate possession should that step be <br />necessary. <br />As the Assessment District on the Reynolds F, Brown property is <br />presently under construction, within the next couple of weeks <br />specific improvement drawings for the street revision within the <br />development will be submitted to the City Engineering Department <br />for specific plan approval. Johnson Drive will remain in its <br />present configuration until the entire street connection into <br />the Reynolds $ Brown property is at a state where traffic can <br />flow safely. Due to the revision of the northerly bend of the <br />main street through the development, a temporary access for <br />left turns for westerly traffic on the existing Johnson Drive <br />will be required. <br />
