Mr. Bob Harris <br />June 14, 1982 <br />Page Two <br />Within the same time frame, improvement drawings will be com- <br />pleted'for the street and on-site revisions from the westerly <br />Denny's and Hungry Hunter property lines out to Hopyard Road. <br />The engineering firm of Bissell ~ Karn will be preparing all <br />of the engineering drawings required under contract to <br />Prudential and GPS. Upon either negotiated agreement with the <br />property owners involved or possession of the property through <br />condemnation, construction will commence immediately on those <br />improvements with all construction costs and related design <br />and engineering fees paid for by Prudential and CPS. As <br />stated by the City Council, the cost of these improvements <br />and the added cost to the Reynolds ~ Brown property will be <br />placed in the North Pleasanton Assessment District and spread <br />on a general acreage basis to the appropriate zone. <br />A number of property lot revisions will be required in order <br />to keep each of the properties affected by this revision whole <br />in parking and in area as best possible. The area taken from <br />the Denny's and Hungry Hunter parcels conveyed to the City of <br />Pleasanton for street right of way will be replaced adjacent <br />to these properties from the Reynolds ~ Brown parcels. The <br />Chevron parcel is unaffected in terms of access and parking and <br />conveys property to the City of Pleasanton which is existing <br />landscaped area and/or common driveway area. The Carnation <br />and California Six Motel parcels are unaffected in the area for , <br />parking except for a revision to one of the access points for <br />the motel. The Harris building will receive the abandoned <br />Johnson Drive frontage in front of the building which will be <br />used for a new parking lot configuration, placing a majority <br />of the parking near the front door of the building. Each of <br />these commercial properties remains with the same number of <br />parking stalls and relative acreage in each of their parcels. <br />In return for the increased street right of way conveyed by <br />the Reynolds ~ Brown property, the abandoned Johnson Drive not <br />used in the expansion of the Harris property and the northerly <br />triangular portion of the Harris building will be deeded to <br />Reynolds ~ Brown upon completion of all of the street improve- <br />ments. Any existing utilities located in Johnson Drive will <br />remain. <br />Enclosed for your use is a drawing showing existing and proposed <br />property lines for the commercial property affected and the cal- <br />culation of parking lot and area revisions for each parcel. As <br />we discussed, this PUD revision does not require specific <br />approval to the commercial properties which are affected and <br />there will probably be minor revisions to the specific improve- <br />ment drawings based on individual property owner and leaseholder <br />desires. <br />
