56. That all applicable requirements of the Alameda County Flood Control District be met. 57. If necessary, the City will assist in the acquisition of right-of-way for the access through the property to the south (the Meyer property). 58. That prior to the submittal of improvement plans. for the .subdivision of the subject property, the developer shall fund (or participate in the funding of) a comprehensive water study of the north Pleasanton area to identify short and long-term improvements necessary to achieve adequate water supply and pressure, and in order to achieve timely completion of such improvements concurrent with the development of the subject site, the developers shall pay their appropriate share of the cost of the water facilities necessary to serve the subject site, or made necessary due to the cumulative development in the north Pleasanton area. Improvements may be made via reimbursement agreement, assessment districts or benefit district as best meets the needs of the City amd developer. The method of implementa- tion shall be decided and entered into prior to improvement plan approval. 59. Since the subject property will be subdivided and some of the lots eventually sold, the ordinance, or abstract thereof, approving case PUD-80-14 shall be recorded so that all future owners are apprised of the obligations attached to the property. /// -10-
