56. That all applicable requirements of the Alameda County <br />Flood Control District be met. <br />57. If necessary, the City will assist in the acquisition of <br />right-of-way for the access through the property to the <br />south (the Meyer property). <br />58. That prior to the submittal of improvement plans. for the <br />.subdivision of the subject property, the developer shall <br />fund (or participate in the funding of) a comprehensive <br />water study of the north Pleasanton area to identify short <br />and long-term improvements necessary to achieve adequate <br />water supply and pressure, and in order to achieve timely <br />completion of such improvements concurrent with the <br />development of the subject site, the developers shall pay <br />their appropriate share of the cost of the water facilities <br />necessary to serve the subject site, or made necessary due <br />to the cumulative development in the north Pleasanton area. <br />Improvements may be made via reimbursement agreement, <br />assessment districts or benefit district as best meets the <br />needs of the City amd developer. The method of implementa- <br />tion shall be decided and entered into prior to improvement <br />plan approval. <br />59. Since the subject property will be subdivided and some of <br />the lots eventually sold, the ordinance, or abstract thereof, <br />approving case PUD-80-14 shall be recorded so that all <br />future owners are apprised of the obligations attached to <br />the property. <br />/// <br />-10- <br />
