20. Diatrict, meets any and all applicable requirements <br />of the Federal Emergency Aianagement Flood Hazard <br />Program, and meets the immediate and long range <br />requirements of this development and all upstream <br />areas intended to be drained through this tract. <br />21. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench. <br />22.. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />23. That in-lieu part: dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map. <br />24. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or tl~e developer <br />will pause a segregation to be completed in <br />conjunction with the final map. <br />25. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot - <br />$2500 minimum.) <br />26. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting <br />plan, landscape plans for the Valley Avenue frontage <br />and the rightrof-way landscape area on Paseo Santa <br />Cruz, and an irrigation plan with automatic controls. <br />~,, , <br />A-3 <br />
