EXHIBIT "A" <br />Planning Commission Resolution No. 2189 <br />June 24, 1982 <br />1. That the development be substantially as shown on <br />Tentative Map Tract 4936 on file with the City. <br />2. That a masonry or precast concrete soundwall shall <br />be constructed along the eastern property lines of lots <br />19 through 21. The design and height of this wall <br />shall be approved by the Planning Division prior to <br />approval of the final subdivision map. <br />3. That the developer dedicate to ttie City for street <br />right-of-way purposes those parcels of land intended <br />to be public streets a~ shown on tiie tentative map. <br />That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as public service easements (P.S.E.). <br />4. That approval of the design for the line, grade, and <br />structural sections for the streets serving tPiis <br />development be withheld pending final design and review <br />by the City Engineer. <br />5. That ttie developer secure approval from the Planning <br />Director for all proposed street nar,~es prior to submittal <br />of the final map. <br />6. That 6" vertical, P.C.C. curbs and gutters be constructed <br />within this development and tkiat the curb and gutter <br />be poured monolithically with the sidecaalk. <br />7. That a detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />8. That the minimum grade for gutter flowlines in <br />public streets be set at 1.0~ unless otherwise <br />approved by the City Engineer. Grades less than <br />1.0~ down to 0.58 shall require special approval, <br />submittal of as-built grade sheets, and controlled <br />flow testing. <br />
