EXHIBIT "A" Planning Commission Resolution No. 2189 June 24, 1982 1. That the development be substantially as shown on Tentative Map Tract 4936 on file with the City. 2. That a masonry or precast concrete soundwall shall be constructed along the eastern property lines of lots 19 through 21. The design and height of this wall shall be approved by the Planning Division prior to approval of the final subdivision map. 3. That the developer dedicate to ttie City for street right-of-way purposes those parcels of land intended to be public streets a~ shown on tiie tentative map. That the developer dedicate a grant of easement to the City over those parcels shown on the tentative map as public service easements (P.S.E.). 4. That approval of the design for the line, grade, and structural sections for the streets serving tPiis development be withheld pending final design and review by the City Engineer. 5. That ttie developer secure approval from the Planning Director for all proposed street nar,~es prior to submittal of the final map. 6. That 6" vertical, P.C.C. curbs and gutters be constructed within this development and tkiat the curb and gutter be poured monolithically with the sidecaalk. 7. That a detailed grading and drainage plan and all supporting information and design criteria be submitted as part of the improvement plans for the development. 8. That the minimum grade for gutter flowlines in public streets be set at 1.0~ unless otherwise approved by the City Engineer. Grades less than 1.0~ down to 0.58 shall require special approval, submittal of as-built grade sheets, and controlled flow testing.
