PUD-81-30-7D, application of Callahan-Pentz Properties for <br />design approval for a three structure office complex of <br />approximately 45,000 sq. ft. (two stories), 35,000 sq. ft. <br />(one story) and 39,000 sq. ft. (one story) on an approxi- <br />mately 8.3 acre site, located on the east side of Hacienda <br />Drive between Gibraltar Drive and West Las Positas Boule- <br />vard; and <br />WHEREAS, zoning for Hacienda Business Park is PUD (Planned Unit <br />Development)-Commercial/Industrial/Offices District; and <br />WHEREAS, an environmental impact report was prepared for the <br />rezoning of the subject property; and <br />WHEREAS, architectural and site design was considered under the scope <br />of that EIR and, therefore, cases PUD-81-30-1D to 7D do not <br />constitute new projects under CEQA and for this reason no <br />environmental documents accompanied the above applications; <br />and <br />WHEREAS, the applications shown above are in conformance with the <br />approved planned unit development for the subject property; <br />and <br />WHEREAS, at their duly noticed public hearing of July 28, 1982, the <br />Planning Commission required further information concerning <br />the height of the building described in case PUD-81-30-4D <br />and asked for input from the City's Fire Chief as to the <br />ability of the Fire Department to fight fires in structures <br />of the height of that proposed building. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of <br />and 7D as described above <br />the folloiwng conditions: <br />cases PUD-81-30-1D, 2D, 3D, 5D, 6D <br />(excluding PUD-81-30-4D) subject to <br />1. That the development be substantially as shown on the <br />site plans, elevations, landscape plans, perspectives <br />and floor plans, Exhibits A, for cases PUD-81-30-1D <br />to 7D, all on file with the Planning Division. <br />2. That the Traffic Analysis required by Condition No. 2 <br />of Ordinance No. 1040 (approving case PUD-81-30) shall <br />be carried out to determine if any of the intersections <br />listed in that condition will reach LOS E as a result <br />of potential traffic generated by the buildings <br />included under cases PUD-81-30-1D to 7D. If <br />LOS E may be reached at any of those intersections, <br />construction shall be commenced on the facilities <br />necessary to keep traffic levels at LOS D or better <br />or building permits shall not be issued for the <br />structure(s) which might cause LOS D to be exceeded. <br /> <br />Res. 2198 <br />Page 2 <br />
