<br />existing stream beds and significant tree cover, <br />and is designed in keeping with the best engineering <br />practices to avoid erosion, slides or flooding to <br />have as minimal an effect on said environment as <br />possible. <br />D. Streets, buildings and other man-made structures <br />have been designed and located in such a manner as <br />to complete the natural terrain and natural land- <br />scape. <br />E. Adequate fire safety measures have been incorporated <br />into the design of the plan. <br />F. The plan conforms to the purpose and intent of the <br />Hillside Planned Development District; and <br />G. The plan is consistent with the City's General <br />Plan. <br />Conditions <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with. the Planning <br />Division except that there shall be a maximum of 3 lots 'J <br />bordering the cul-de-sac of Twelve Oaks Drive and lot 24 <br />shall be removed. <br />2. That no structures shall. be constructed outside the <br />building pad area (the approximately 6,000 sq. ft. area <br />on which each house is centered) on each lot with the <br />exception of fences approved for design by the Planning <br />Division. <br />3. That approval of this case is subject to all recommendations <br />contained in the report from Judd Hull and Associates dated <br />4/16/81. <br />4. That the structures and landscaping on lot 17 shall be <br />installed and maintained so as not to obstruct the <br />valley view from the Juhl home. The highest point <br />of any structure on lot 17 shall not exceed 528 ft. <br />in elevation. <br />5. That a PSE for use by emergency vehicles shall be provided <br />to connect the driveway to lot 16 across lot 17 to the <br />upper end of Deer Oaks Drive. Said PSE to be shown on the <br />tentative map for the subject property with final design <br />and location subject to the approval of the Fire Chief '~ <br />and City Engineer. <br />-2- <br />
