PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2009 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF A <br />HILLSIDE PLANNED DEVELOPMENT FOR CASTLEWOOD <br />PROPERTIES, INC. AS FILED UNDER CASE PUD(HPD)-80-12. <br />WHEREAS, Castlewood Properties, Inc. has applied for development <br />plan approval for a Hillside Planned Development for the <br />approximately 48 acre site located on the west side of <br />Foothill Road, just north of Bernal Avenue for a 24-lot, <br />25,000 sq. ft. minimum lot size, single-family resi- <br />dential development; and <br />WHEREAS, the property is zoned HPD (Hillside Planned Development) <br />District; and <br />WHEREAS, a mitigated negative declaration was recommended for <br />approval for case PUD(HPD)-80-12; and <br />WHEREAS, on May 27, 1981 a public hearing was held at which time <br />all public testimony and documents were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD(HPD)-80-12 for 21 lots subject to the following <br />conditions because findings A through G as shown herein <br />can be made and that in accordance with subsection <br />2-2.3209g(2)(v) of the HPD Ordinance it is found that <br />there exists on the subject property a topographic <br />feature, including but not limited to a cliff or deep <br />ravine, of a magnitide which causes the WIS to be <br />significantly greater than would be the case if the <br />topographic feature was not considered. <br />Findings <br />A.. The approval of the plan is in the best interest <br />of public health, safety and general welfare. <br />B. Off-site and on-site views of the ridges will not <br />be substantially impaired. <br />C. Any grading to be performed within the project <br />boundaries takes into account the environmental <br />'- characteristics of that property, including <br />but not limited to prominent geological features, <br />
