3. Building Maintenance. The City shall, at the City's own cost and <br />expense, keep and maintain said premises in good order and repair during the <br />term of this agreement. This shall include routine maintenance as well as <br />responding to emergency calls. Said maintenance shall include, but shall not <br />be limited to: <br /> <br /> A. All building mechanical/electrical systems, including heating <br />and air conditioning system, burglar alarms, fire alarms, fire sprinklers and <br />smoke alarms; <br /> <br /> B. All grounds and facility parking lots, landscaping, and outdoor <br />pest control; <br /> <br /> C. All interior portions of the building, including carpeting, <br />fixtures and appliances, electrical equipment (except computer systems and <br />telephone equipment owned or leased by the County), plumbing, lighting, <br />windows, doors, and interior pest control; <br /> <br /> D. All exterior portions of the building, including roofing, <br />painting, signage, windows, and exterior lighting. <br /> <br /> Notwithstanding any statement made in this Section 3, the City shall <br />determine all appropriate maintenance and service levels and schedules shall <br />be determined by City. <br /> <br /> -3- <br /> <br /> <br />
