9. That the public streets be constructed as shown on the cross <br />sections on sheet 5 of the PUD plans unless otherwise <br />approved by the City Engineer at the time of aproval of the <br />tentative map. <br />l0. That the private, on-site streets be constructed as shown on <br />the cross sections on sheet 5 of the PUD plans, except the <br />street width shall be 25 ft. or as otherwise approved by the <br />City Engineer, and the parking stalls 20 ft. These streets <br />shall be as maintained by the property owners. <br />11. The developer shall install a storm drainage system through <br />the development to convey surface runoff from the proposed <br />park area to an acceptable point of discharge. This system <br />shall be public, within a fifteen foot (15') public service <br />easement (PSE), and be maintained by the City. The remainder <br />of the on-site drainage system shall be private and be <br />maintained by the property owners. <br />12. The on-site sanitary sewer system shall be private and be <br />maintained by the property owners. <br />13. The on-site potable water and fire protection system shall be <br />private and be maintained by the property owners. <br />14: The on-site potable water and fire protection system shall be <br />public, within a~P.S.E. within the private drive areas, and <br />be maintained by the City unless otherwise approved by the <br />City Engineer. <br />15. The linear precast masonry wall and wrought iron fence <br />proposed to be constructed around the perimeter of the <br />development shall set back away from the street at the <br />proposed emergency access road on Tawny Drive at the entrance <br />drive on Vineyard, at the return area at the intersection of <br />Vineyard and Bernal, and at two additional areas along the <br />Bernal Avenue frontage in order to provide sight clearance. <br />16. The sidewalk to be installed along the north side of Tawny <br />Drive across the frontage of the proposed park area shall be <br />designed as a meandering sidewalk to the satisfaction of the <br />City Engineer. <br />17. The developer shall install connecting walkways, at the entry <br />locations, between the street sidewalks and the on-site <br />walks. <br />18. That the developer shall participate in the improvement of <br />the off-site sanitary sewer mains to the extent required by <br />the City Engineer at the time of tentative map approval. <br />
