19. That approval of this PUD prezoning reflects a density <br />transfer from the area shown as "park" on the development <br />plan to the adjoining area shown as improved condominiums in <br />return for the acquisition of the park area by the City at a <br />price below fair market value, and this approval shall not <br />be effective until an annexation agreement has been executed <br />which provides for the acquisition of the park area by the <br />City at a price satisfactory to the developer and the City. <br />20. That this development is subject to all Standard Conditions <br />of Development, attached hereto and made part of this case <br />by reference, except conditions 12, 13, 14, 29, 31 and 46. <br />
