Res. 2658 <br />June 12, 1985 <br />16. That except as modified by this development plan, <br />the use and site standards for the subject property <br />shall be those of the R-1-20,000 District. <br />17. That the applicant shall comply with all applicable <br />requirements of City Ordinance No. 1152 <br />(Preservation of Trees on Private Property) <br />including submittal of a tree survey of the subject <br />site. This survey shall be submitted to the City <br />for review and approval prior to submittal of a <br />tentative map. <br />18. That vehicle access to and from all lots including <br />Lots 4 and 5 be from the private access drive shown <br />as Puri Court and that the Foothill Road frontage be <br />shown as "non-access" on the subsequent tentative <br />and final maps. <br />19. That the owner/developer dedicate the requisite <br />right-of-way, grant the requisite easements, and <br />construct the requisite public improvements along <br />Foothill Road to provide for at least one clear, <br />through, traffic lane in each direction, a <br />right-turn deceleration lane, and a left-turn lane <br />protected by traffic islands. These improvements <br />are the minimum requirements to provide safe and <br />efficient ingress and egress for this development. <br />These interim public improvements shall be designed <br />and constructed to the satisfaction of the City <br />Engineer. A preliminary design for these <br />improvements is on file in the office of the City <br />Engineer. <br />20. The owner/developer shall also provide a thirty-foot <br />(30') wide + reserve along the Foothill Road <br />frontage of the development for the future widening <br />of Foothill Road. <br />21. The location of the intersection of the private <br />access drive (Puri Court) with Foothill Road shall <br />be determined during final design. <br />22. The subsequent improvement for this development <br />shall include a lot specific grading and drainage <br />plan which shall be made available to lot <br />purchaser's. <br />23. The private access drive as proposed would provide <br />for one ten foot (l0') wide lane in each direction <br />and would be signed for "no parking." The <br />owner/developer shall widen the access drive to <br />provide for parking, or shall construct parking bays <br />along the access drive, or make provisions for <br />including off-street guest parking on each lot. <br />
