Res. 2706 <br />9/25/85 <br />3. That the sidewalks proposed adjacent to the child <br />care center and commercial building be increased in <br />width to 7 ft. in order to accommodate the 2 ft. <br />overhang resulting from the parking of full size <br />cars. <br />4. That the entrance along the eastern elevation of <br />the 7000 sq. ft. commercial building be deleted. <br />5. That final plans for the parking lot be submitted <br />to Zone 7 and the City Engineering Department for <br />their review and approval. <br />6. That the can eave sign proposed on the eastern <br />elevation of the 7000 sq. ft. commercial building <br />be deleted. <br />7. That two of the three can eave signs for Building <br />#2 along the Valley Avenue frontage be deleted, and <br />that the remaining sign be located at the extreme <br />eastern location as depicted on the proposed plans. <br />8. That the uses for the proposed 7000 sq. ft. <br />commercial building exclude any restaurant and/or <br />food store type uses. <br />9. That low profile, non-glare, lighting be utilized <br />in the proposed parking lot for the 1.5 acre <br />parcel, the final design of which shall be subject <br />to approval of the Planning Department. <br />10. That a traffic control device shall be installed at <br />the entrance to the 1.5 acre parcel. The device <br />shall be opened each day at 6:30 am and closed at <br />7:30 pm. Signs shall be posted at the entrance to <br />the gate and throughout the surrounding area <br />noticing users of the restrictions on the use of <br />this lot. <br />11. That future uses for the second story floor area <br />shall be limited to office uses only, not including <br />any type office that requires parking in a ratio <br />greater than one space per 300 sq. ft. of floor <br />area, except a maximum of 2,000 sq. ft. of floor <br />area of the second floor may be used for office <br />uses requiring greater than 1 space per 300 sq. ft. <br />12. That at no time shall the cumulative amount of <br />floor area utilized for uses requiring parking in a <br />ratio greater than one space per 300 sq. ft. of <br />floor area exceed 17,280 sq. ft. <br />
