PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2706 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING APPROVAL OF THE CASE PUD-85-10 <br />FOR HOPYARD PARTNERS <br />WHEREAS, Hopyard Partners has applied for Planned Unit <br />Development-Central Commercial rezoning and development <br />plan approval to construct a 7,000 sq. ft. daycare <br />facility, an 7,000 sq. ft. commercial office building <br />and additional parking area (over the Pleasanton Canal) <br />north and east of an existing shopping center located at <br />the northeast corner of Valley Avenue and Hopyard Road <br />(Hopyard Village); and <br />WHEREAS, at their meeting of September 25, 1985 the Planning <br />Commission approved a proposed negative declaration for <br />Case PUD-85-10 after considering all public testimony, <br />and recommendations of the City staff, and <br />WHEREAS, the Planning Commission found Planned Unit Development <br />zoning consistent with the General Plan land use <br />designation for the subject property and the proposed <br />development to be in conformance with the Planned Unit <br />Development zoning. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING; <br />Section 1. Recommends approval of Case PUD-85-10 for Planned <br />Unit Development-Central Commercial rezoning and <br />development plan approval to construct a 7,000 sq. ft. <br />daycare facility, an 7,000 sq. ft. commercial office <br />building and additional parking area (over the <br />Pleasanton Canal) north and east of an existing shopping <br />center located at the northeast corner of Valley Avenue <br />and Hopyard Road subject to the following conditions: <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Department. <br />2. That a final landscape plan for each phase of new <br />development be submitted to the Planning Director <br />for final review and approval prior to the issuance <br />of any building permits. Included in this plan <br />shall be details on the proposed playground <br />development, all proposed fencing designs, and all <br />other areas to be landscaped. <br />
