Resolution No. 2733 <br />12/11/85 <br />18. That the final development plan include a focused <br />tree survey identifying all trees to be removed from <br />the site in conjunction with the project <br />development. Included shall be details on the <br />methods by which trees that are to be retained <br />within proposed development areas are to be <br />preserved in a healthy and attractive manner. <br />19. That the final grading plan shall identify the <br />approximate locations of all driveway accesses for <br />the development. Included shall be the driveway <br />accesses for the townhomes and custom lots. <br />20. That the developer submit a preliminary water system <br />study in conjunction with the final development plan <br />approval and design and construct the necessary <br />water distribution/storage facilities required to <br />serve the project, as determined by the City <br />Engineer. <br />21. That included in the final development plan <br />submittal shall be a plan/profile study plan showing <br />the existing and proposed improvements for Foothill <br />Road from Castlewood Drive to Bernal Avenue. <br />22. That the homes on Lots 1-3, 5, 6, 8, 11 12, 14, <br />32-35 and 79-80 be set back a minimum of thirty (30) <br />feet from the Foothill Road right-of-way, with no <br />solid fence, hedge, or other screen located closer <br />to the roadway; or that a twenty (20) ft. landscaped <br />strip designed to reflect a rural character be <br />installed and maintained by the homeowners <br />association, said landscape plan to be proposed at <br />the time of submittal of the final development plan <br />for approval by the City. <br />23. That there shall be no individual access driveways, <br />other than those proposed on the preliminary site <br />plan, allowed on Foothill Road. <br />24. That included in the landscape plan shall be details <br />on the types of vegetation and methods of <br />application to be utilized in stabilizing all <br />exposed cut and fills. All slopes, cuts, fills that <br />result from the project grading shall be revegetated <br />and or stabilized prior to October 15 each year. <br />Authorization to continue grading after October 15 <br />shall be issued by the Planning Director at the <br />request of the applicant. <br />25. That all areas depicted on the final grading plan as <br />being "graded to day light" shall be rounded and not <br />left with any abrupt cut or fill slopes. <br />
