That the developer shall complete detailed specific <br />geotechnical studies of the site in order to <br />determine the exact location of faults, unstable <br />soils, areas requiring additional stabilization, <br />etc. The final development plan shall reflect the <br />findings of these additional studies. <br />11. That included in the final development submittal <br />shall be detailed explanations and appropriate <br />drawings as to the number of homeowner's <br />associations to be formed for the development and <br />the methods by which maintenance of all common areas <br />(including landscape installation and maintenance) <br />shall be administered. <br />12. That there shall be no septic tanks on the site <br />under any conditions and that the final development <br />plan submittal shall include a preliminary <br />underground utility plan depicting locations of <br />sewer and water lines. <br />13. That final development plan shall include a <br />preliminary grading plan locating all building pads <br />for the townhome developments such that the farthest <br />exterior wall of the structure shall be within 150 <br />ft. of an appropriately designed access road. <br />14. That the final development plan submittal shall <br />include a landscape plan for all the common areas <br />and for the townhome development. Included shall be <br />a typical landscaping plan for the custom lots. <br />These landscape plans shall reflect efforts to <br />introduce native vegetation that has a fire <br />retardant nature. <br />15. That the final development plan shall depict a safe <br />and effective circulation system for bicycles and <br />pedestrians. These facilities shall be designed and <br />installed to the satisfaction of the City Engineer <br />and shall be separated from vehicular traffic <br />whenever possible. <br />16. That the final development plan shall include a <br />conceptual erosion control plan for the project site <br />and for a typical custom lot. This plan shall <br />reflect input from the local Soil Conservation <br />Service. <br />17. That the final development plan shall depict <br />emergency vehicle access to all non-buildable areas <br />shown on the development plan. <br />
