Resolution No. 2733 <br />12/11/85 <br />26. That the final Foothill Road improvements shall be <br />designed in conjunction with proposed development <br />adjacent to the road in a manner that preserves as <br />much of the existing vegetation along the <br />right-of-way as possible. <br />27. That the final grading plan shall preserve as many <br />of the existing walnut trees in the lower portions <br />of the project as possible. Subsequent development <br />of the custom lots shall be required to maintain as <br />many of these trees as possible. <br />28. That included in the final development plan shall be <br />a preliminary plan locating all street lights and <br />other methods of illumination within the project. <br />Included shall be preliminary designs and types of <br />illumination to be utilized and steps taken to <br />minimize the visibility of street lights from <br />off-site. <br />29. That all buildings located outside the 5 minute <br />response time or within a high fire hazard area <br />including fire mitigation measures as determined by <br />the Fire Chief. <br />30. That, upon recordation of the final subdivision map, <br />the developer shall offer to sell to each of the <br />three presently existing homeowners whose lots abut <br />Lots 31 and 32 on the proposed site plan a 20-foot <br />strip of land abutting each of the three lots. The <br />20-foot strips will be offered for sale by the <br />developer to each of the three homeowners upon <br />reasonable but mutually acceptable terms and <br />conditions, including price. If such strips are <br />accepted, the strips shall be incorporated into the <br />existing lots and such enlarged lots shall not be <br />allowed to subdivide. <br />31. That all main structures to be built on the custom <br />lots within the project shall receive Design Review <br />Board approval prior to issuance of a building <br />permit. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />
