Resolution No. 2733 <br />12/11/S5 <br />their maintenance and upkeep, or caused by the party <br />contracted with for maintenance services and that <br />the CC&R's shall make each homeowner chargeable for <br />costs related to responsibilities provided for in <br />this condition. <br />4. That the developer generate additional hydraulic <br />calculations for the Arroyo de la Laguna in order to <br />determine the exact amount of right-of-way and/or <br />improvements that will be necessary in order to <br />satisfy the requirements of the Alameda County Flood <br />Control and Water Conservation District - Zone 7 <br />requirements. if at the time of the final analysis <br />of the channel it is determined that additional <br />improvements are needed, then the applicant shall be <br />responsible for an appropriate portion of these <br />future improvements as determined by staff and Zone <br />7. <br />5. That the final drainage plan shall address the need <br />to provide natural seasonal flows of water through <br />the existing drainage channels that are to be <br />retained in order to provide water to the dense <br />vegetation lining these drainages. In addition, <br />channelized flows shall be engineered as to minimize <br />any downslope flooding problems. <br />6. That the buildings in the development shall be a <br />maximum of two stories in height not to exceed 35 <br />ft. <br />7. That the final grading plan shall include details on <br />the methods by which mud flows potentially <br />originating in the Augustine Bernal Park shall be <br />controlled, and, if such methods are deemed <br />unacceptable by the City, affected lots shall be <br />eliminated from the project. <br />8. That the final development plan shall include an <br />overall fencing plan for the project, including <br />typical design for the townhome developments and any <br />fencing proposed within any common areas. Typical <br />locations and designs of fencing for the individual <br />custom lots shall be included. These details shall <br />remain on file in the Planning Department for use as <br />a reference. All proposed fencing on the project <br />site shall be subject to approval by the Planning <br />Department. <br />9. That the final development plan shall include <br />preliminary design plans for all townhomes proposed <br />on the site. All proposed structures must blend <br />with their surroundings to the maximum extent <br />practicable. Building materials shall be confined <br />to varying types of wood and some types of masonry <br />(such as slumpblock or brown brick). Colors shall <br />
