Res. 2734 <br />12/11/85 <br />driveway. Both of these curbs should be designed to <br />the specifications of the Engineering Department. <br />4. That the area of the sewer easement shall be <br />required to be revegetated and restored to its <br />original condition upon completion of the <br />installation. <br />5. That the minimum depth of level back yard area for <br />any lot be 20 ft. from the rear of the structure to <br />the toe of slope or rear property line; stepped pad <br />areas are acceptable as long as the 20 ft. flat rear <br />yard is maintained. <br />6. That all cut banks should be held back a minimum of <br />3 ft. from any property line. <br />7. That the applicant shall submit an erosion control <br />and stabilization plan detailing the methods by <br />which all cut banks shall be stabilized. <br />8. That no architectural structures shall be allowed to <br />project above an elevation of 427 ft. <br />9. That the applicant be required to enter into private <br />view easements with the properties located at 539 <br />and 543 East Angela Street in order to limit any <br />structure, fence, trees or shrubs from projecting <br />above the 427 ft. elevation. <br />10. That there shall be no parking allowed on the 20 ft. <br />wide private driveway. <br />11. That a minimum of five off-street parking spaces be <br />provided in the front yard of each lot and that one <br />of these spaces be located away from the garage <br />entry. <br />12. That the applicant work with the Engineering <br />Department in revising the design of the public <br />walkway in order to comply with the Heritage Tree <br />Ordinance requirements for minimizing soil <br />compaction within the tree root drip line. <br />13. That the uses and site development standards for <br />this project shall be those of the R-1-6500 <br />District. <br />14. That the owners of Lots 2, 3 and 4 shall be <br />responsible for the maintenance of the private <br />driveway in a manner acceptable to the PUblic Works <br />Department. <br />15. That the applicant shall extend the landscaping <br />along the western side of the private driveway to <br />
