Res. 2738 <br />12/11/85 <br />5. That the minimum setbacks of the main structure for <br />the development except for the four 6,5000 square <br />foot lots shall be as follows: <br />Front Yard 18 feet <br />Rear Yard 15 feet <br />Side Yard 5 feet <br />Street Side of <br />Corner Lot 10 feet <br />Unless otherwise modified by this development plan, <br />the uses and site standards for the project shall <br />be those of the R-1-6500 District. <br />6. That an alternative access roadway be established <br />for the development to provide a connection to <br />Kirkcaldy Street or another public street in <br />addition to the West Las Positas Boulevard <br />connection shown on the development plan. If the <br />adjoining land owner refuses to work with the <br />applicant to permit installation of said roadway <br />connection, the applicant shall work with the City <br />to acquire the right-of-way necessary to construct <br />said street, including entering into a <br />reimbursement agreement with the City to cover the <br />cost of acquisition and construction of said <br />street. <br />That the alternative access roadway be only a 14 <br />ft. wide one-way emergency roadway of a design <br />satisfactory to the Director of Public Works. <br />7. That the street trees be relocated to provide <br />required sight clearance at all street <br />intersections or as otherwise approved. <br />8. That the street trees be relocated to provide <br />required utility clearance at property lines. <br />9. That the sidewalk location on Sheet 1 of Conceptual <br />Landscape Plan be revised to match location on <br />Sheet 2. <br />10. That the curb returns at street intersection be <br />revised to provide for 20' property line radii and <br />25' face-of-curb radii or as otherwise approved by <br />the City Engineer at the time of tentative map <br />approval. <br />11. That approval of the line and grade of the West Las <br />Positas Boulevard transition curve shall be <br />withheld pending review of laning and improvements <br />plans. <br />12. That review of grading, drainage, other utility <br />systems, and other engineering items shall be <br />
