Res. 2751 <br />1/22/86 <br />9. That prior to the filing of a final map on the <br />subject property, CC&Rs for the project shall be <br />approved by the City Attorney. These CC&Rs shall <br />provide for a homeowners' association with <br />sufficient power to manage all commonly owned <br />areas. The City shall be named as beneficiary of <br />said CC&Rs and granted the power to enforce its <br />provisions if the homeowners' association fails to <br />do so. <br />l0. That a parking lane shall be established on the <br />westerly side of the main access road and the <br />easterly line of said road shall be striped for "No <br />Parking" or as a fire lane, subject to the review <br />of the Fire Department. <br />11. That adequate emergency vehicle access capability <br />shall be maintained to the property at all times <br />and that the electronic gate system shall be <br />subject to Fire and Police Department review. <br />12. That detailed grading and drainage plans and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. <br />13. That a separate water meter be provided to each lot <br />of record within the development unless otherwise <br />approved by the City Engineer. <br />14. That a separate sanitary sewer lateral be provided <br />to each lot of record within the development unless <br />otherwise approved by the City Engineer. <br />15. That developer shall install a public storm drain <br />system generally as shown on PUD-88-21. The <br />existing earth channel across lot 9; however, shall <br />remain in its present configuration. A low flow <br />outlet from the storm drain manhole near the <br />easterly corner of lot 9 shall lead to an end wall <br />in the existing channel. A low flow inlet from a <br />new headwall located in the existing channel shall <br />lead to a junction structure at the end of the <br />existing 48" RCP at the west property line. <br />16. The developer shall install a public sanitary sewer <br />main generally as shown on PUD-85-21. This main <br />shall be located at the center line of the proposed <br />28 ft. street unless otherwise approved by the City <br />Engineer. The existing sanitary sewer main shall <br />be plugged and abandoned in place except at each <br />where it shall be removed to facilitate <br />construction. <br />17.
