That a retaining wall shall be constructed <br />south of the 69 inch diameter oak tree and <br />adjacent to the access road as shown on Exhibit <br />A, subject to the review of the City Engineer. <br />e. That no development, construction, grading, or <br />other improvements shall occur outside of the <br />buildable area on Parcel 9 without prior <br />approval of the Planning Director, and that the <br />design of any residence/building on Parcel 9 <br />shall require design approval by the Planning <br />Director prior to issuance of building permits. <br />2. That unless modified by this development plan, the <br />development standards of the R-1-7500 District <br />shall apply to this site. <br />3. That the building height limitation for Parcel 5 <br />and 8 shall be 16 feet and shall be 25 feet for all <br />other parcels. <br />4. That the developer apply for and receive approval <br />for the corresponding subdivision of the property. <br />5. That the applicant is aware that Growth Management <br />approval must be secured prior to further <br />development of the site. <br />6. That recommendations for tree preservation <br />contained under design, construction, and <br />maintenance guidelines as noted in the tree report, <br />pertaining to trees to be preserved in this <br />development plan, prepared by Hort Science, Inc., <br />dated January 11, 1986 shall be incorporated into <br />the development except as modified by this <br />development plan. <br />7. That the storm drainage plan provide a low flow <br />diversion into the existing channel westerly of the <br />main access street, with recapture at the westerly <br />property line, said system to be designed to <br />provide a natural supply of natural storm drainage <br />water to the 69 inch diameter oak tree in <br />accordance with the recommendation for the tree's <br />preservation found in the tree report dated January <br />11, 1986, but that said diversion be designed to <br />not divert the lowest flows (in order to avoid <br />diverting summer watering and street oil, gas, and <br />other pollutants to the natural channel). <br />8. That a final landscape plan be submitted to the <br />Planning Department for approval prior to issuance <br />of a building permit. <br />
