20. Truck Traffic. Until such time as Hacienda Drive <br />interchange is constructed, all truck traffic <br />generated by the development, including trucks used <br />in construction activities, shall be directed <br />northward on internal tract streets to Gibraltar <br />Drive and, hence, northward on Hopyard Road to I-580 <br />so that no trucks shall use existing City streets <br />other than Hopyard Road north of Gibraltar; after <br />the Hacienda Drive interchange is constructed, all <br />truck traffic shall be directed to use solely <br />internal tract streets and Hacienda Drive <br />interchange. The project's CC&R's shall include <br />this restriction. <br />21. Environmental Police Power Regulations. The project <br />shall comply with all applicable provisions of the <br />transportation Systems Management Ordinance, the <br />Hazardous Materials Ordinance, the Fire and Building <br />Codes and all other such local, state, and federal <br />regulations. <br />22. Archaeological Resources. In the event that human <br />remains, artifacts, or other archaeological or <br />historic materials are encountered during <br />construction activities, such activities shall be <br />halted until an evaluation by a qualified <br />archaeologist can be made and a method for <br />protecting and/or removing said materials is <br />accomplished; except under exceptional <br />circumstances, construction shall be halted for no <br />longer than four (4) weeks. <br />23. Sewerage Capacity. The developer acknowledges that <br />the City of Pleasanton does not guarantee the <br />availability of sufficient sewerage capacity to <br />serve this development by approval of this project <br />and that the developer agrees and acknowledges that <br />building permits may be withheld if sewerage <br />capacity is found by the City not to be available. <br />24. Bicycle Storage. Each development within the <br />project shall provide bicycle storage facilities <br />adequate to meet anticipated demand. <br />25. Noise Levels. All commercial and office structures <br />on the subject property shall be designed so that <br />interior noise levels shall not be higher than 55 <br />dBA Leq during business hours. In the event a hotel <br />is built in the project, the hotel shall be designed <br />so that the interior noise level shall not be higher <br />than 45 dBA Ldn. <br />26. Newspaper Dispensers. Only modular newspaper <br />dispensers accommodating more than one newspaper <br />shall be allowed outside of buildings within the <br />- 8 - <br />
