development; the design of these dispensers shall be <br />approved by the Planning Division. <br />27. Seismic Safety. Building designs shall comply with <br />then-current seismic requirements of the City. Pile <br />foundations shall be used for mid-rise buildings <br />unless a compensating design satisfactory to the <br />City is found to be feasible. The minimum setback <br />from the top of a stream channel edge shall be 100 <br />feet. <br />28. Parks and Recreation. The Developer shall pay a fee <br />or fees, as determined by the City following a study of <br />the parks and recreation needs of employees of the north <br />Pleasanton business parks, equal to the project's pro <br />rata share of the cost of acquiring and developing park <br />and recration facilities determined to be necessary. <br />The study shall identify feasible methods for collecting <br />fees as parks and recreation needs expand in the future. <br />The Developer shall cooperate to establish funding for <br />such parks and recreation facilities with the City and <br />other developers in Pleasanton. The City agrees to use <br />its best efforts to assess all north Pleasanton business <br />park developers/employers on a pro rata basis for the <br />park and recreation facilities made necessary by the <br />north Pleasanton development, and the City shall explore <br />methods to accomplish this as part of the aforementioned <br />study. <br />29. Short-Term Agricultural Uses. The Developer shall <br />utilize dry-farmed grains or other short-term <br />agricultural uses on vacant sites so long as <br />practicable and consistent with fire safety <br />requirements. <br />30. Overhead Transmission Lines. The Developer and the <br />City shall cooperate to work with P.G.&E. to <br />underground the high voltage power transmission <br />lines within the I-580 scenic corridor and, if <br />feasible, along the old S.P.R.R. right-of-way. <br />31. Traffic Signal Master Controller System. The <br />Developer shall participate in the funding of the <br />traffic signal master controller system, including <br />the interconnect system and office space as <br />required. <br />32. Storage of Materials, Supplies, and Equipment. No <br />materials, supplies or equipment including company <br />owned or operated trucks and motor vehicles shall be <br />stored in any area on a site except inside or behind <br />a solid visual barrier which screens such areas from <br />surrounding properties and public streets, each <br />barrier shall be at least 6 ft. in height. <br />- 9 - <br />
