18.106.030 <br />B. A second unit is not considered to <br />increase the density of the lot upon which <br />it is located. (Ord. 1812 § 1, 2000) <br />18.106.040 Attached Second Units - <br />Permitted Districts, Height <br />Limitations, Setbacks, <br />Open Space, And Other <br />Regulations: <br />Attached second units shall be permit- <br />ted on all one-family and multi-family <br />residential lots, including one-family and <br />multi-family residential lots in planned <br />unit developments, upon the granting of a <br />conditional use permit. <br />A. Attached second units shall be sub- <br />ject to the maximum height, and the <br />minimum front, rear, and side yazd re- <br />quirements of the main structure. <br />B. Attached second units in a multi- <br />family residential zoning district shall <br />meet the open space requirement as re- <br />quired for apartments with the same num- <br />ber of bedrooms in the applicable zoning <br />district(s). <br />C. Except as modified by this chapter, <br />all other regulations embodied in the <br />zoning of the property for main dwellings <br />shall apply to the development of attached <br />second units. (Ord. 1812, § 1, 2000) <br />18.106.050 Detached Second Units On <br />One-Family Residential <br />Lots -Permitted Districts, <br />Height Limitations, <br />Setbacks, And Other <br />Regulations: <br />Detached second units shall be permit- <br />ted on all one-family residential lots, <br />including one-family residential lots in <br />planned unit developments, upon the <br />granting of a conditional use permit. <br />A. Detached second units on one-fami- <br />ly residential lots shall not exceed fifteen <br />feet (15') in height and shall be limited to <br />one story structures. <br />B. Detached second units on one-fami- <br />ly residential lots shall be subject to the <br />following minimum setback requirements: <br />Side Reaz <br />Zoning Yard Yard <br />District Setback Setback <br />R-1-40,000 district 20 feet 20 feet <br />and lots in planned <br />unit developments <br />which follow the site <br />development standards <br />of the R-1-40,000 <br />district <br />All other lots 5 feet* 10 feet <br />*Side yard setback shall be a minimum of <br />10 feet on the street side of a corner lot. <br />C. Except as modified by this chapter, <br />all other regulations embodied in the <br />zoning of the property for class I accesso- <br />ry structures shall apply to the develop- <br />ment of detached second units on one- <br />family residential lots.
