3.40.030 <br />Within the North Sycamore Specific <br />Plan ("NSSP") Area: <br />1. "Lower NSSP" includes those prop- <br />erties that aze outside the Bonde Water <br />Pressure Zone, or that aze currently served <br />by City water systems, and will not re- <br />quire the use of the planned water tank <br />and pump station. <br />2. "Upper NSSP" includes those prop- <br />erties within the Bonde Water Pressure <br />Zone that will require the use of the <br />planned water tank and pump station. <br />There aze two (2) categories of upper <br />NSSP uses: <br />a. "Upper NSSP/Drainage" includes <br />those properties that will contribute to the <br />NSSP drainage and wastewater facilities. <br />b. "Upper NSSP/No NSSP drainage" <br />includes those properties that will tie into <br />existing City drainage and wastewater <br />systems and will not require the use of <br />planned NSSP drainage and wastewater <br />facilities. <br />Areas outside the North Sycamore <br />Specific Plan Area: <br />3. "Lund Ranch" includes all properties <br />within the azea shown as "the Lund <br />Ranch II", in figure A-1 (Cumulative <br />Projects in the Study Area Vicinity) in the <br />adopted North Sycamore Specific Plan <br />document. <br />4. "Spotorno property" includes all <br />properties within the azea shown as "the <br />Spotorno Property" in figure A-1 (Cumu- <br />lative Projects in the Study Area Vicinity) <br />in the adopted North Sycamore Specific <br />Plan document. <br />5. "Golf course property" includes the <br />following properties, shown in the Happy <br />Valley Specific Plan, adopted by the City <br />Council on June 16, 1998, by Resolution <br />98-85: <br />a. "Golf course residential". <br />b. "Golf course clubhouse and ancillary <br />facilities". <br />D. "Lot shaze" refers to a residential <br />unit, or residential unit equivalent, al- <br />lowed in accordance with the NSSP des- <br />ignations or subsequent City approvals. <br />The lot shares provide the basis for the <br />allocation of basic infrastructure costs. <br />E. "Existing NSSP residential unit" <br />refers to a residential unit within the <br />NSSP area existing as of the date of the <br />adoption of this Chapter. <br />F. "Substantial remodel" refers to the <br />reconstruction and/or addition to an exist- <br />ing dwelling unit resulting in an increase <br />in habitable squaze footage of fifty per- <br />cent (50%) or more. <br />G. "Area development impact fee" is <br />the North Sycamore Area development <br />impact fee as established by this Chapter <br />and by City Council resolution. <br />H. "Funding developers" refers to the <br />current owners of property identified in <br />the Parcel Identification Map of the North <br />Sycamore Specific Plan as 18 (Pleasanton <br />Unified School District), 23 (Harris), 20 <br />(Castlewood), and the Lund Ranch II <br />property (see Exhibit A at the end of this <br />Chapter).
