~ approximately 15 stationary tools and five dust collection machines, which met vazious <br />building requirements. Staff evaluated the use with respect to land use, noise, and <br />pazking and circulation and found no impacts on neighboring uses. Staff conditioned the <br />application to provide the Planning Director with the ability to re-evaluate the project on <br />a complaint basis for any issues that may arise. Staff recommended approval of this <br />application. <br />Commissioner Fox noted that the conditions of approval identified the hours of operation <br />to be from 8:00 a.m. to 6:30 p.m. but discussed deliveries and pickups from 7:30 a.m. to <br />5:30 p.m. She inquired whether that was a typo, and Ms. Decker deferred the question to <br />the applicant. <br />THE PUBLIC HEARING WAS OPENED. <br />Peter Chan, applicant, noted that Commissioner Fox was correct and that deliveries could <br />not be made if the business was not open. He noted that the delivery hours would be <br />from 8:00 a.m. to 5:30 p.m. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Maas moved to make the required conditional use findings listed in <br />the staff report and to approve Case PCUP-156, subject to the conditions listed in <br />Exhibit B of the staff report, as recommended by staff, with a modification to <br />~' Condition No. 5 that truck delivery hours would be between 8:00 a.m. to 5:30 p.m. <br />Commissioner Fox seconded the motion. <br />ROLL CALL VOTE: <br />AYES: Commissioners Arkin, Blank, Fox, Maas, and Roberts. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: None. <br />Resolution No. PC-2006-15 was entered and adopted as motioned. <br />c. PCUP-160, Jack Whiteford/deb Construction, Inc. <br />Application for conditional use permit to allow administrative offices for a <br />general contractor to be located at 3942 Valley Avenue, Suite P. Zoning for the <br />property is PUD-I (Planned Unit Development -Industrial) District. <br />Ms. Decker summazized the staff report and described the PUD Guidelines, scope, and <br />layout of the proposed use. Staff conditioned the application to provide the Planning <br />Director with the ability to re-evaluate the use should any complaints arise with regazd to <br />noise, parking, or any other issues.
