PCUP-154, Rimma Radaveva, Radayeva Music Studio <br />Application for a conditional use permit to operate a trade school at 1228 Quarry <br />Lane, Suite A, within the Valley Business Pazk. Zoning for the property is PUD-I <br />(Planned Unit Development -Industrial) District. <br />Ms. Decker summazized the staff report and described the proposed use. She noted that <br />the applicant has already soundproofed the walls adjacent to the other uses. Staff did not <br />find any appazent impacts after evaluating the proposed use with respect to the <br />surrounding uses. Staff added a condition providing the Planning Director with the <br />ability to re-evaluate the project should any complaints arise regarding noise, parking, or <br />any other issue. Staff recommended approval of this item. <br />THE PUBLIC HEARING WAS OPENED. <br />Rimma Radayeva, applicant, noted that the property owners referred to in the staff report <br />was incorrect and requested that it reflect that she and her partner bought the building. <br />Ms. Decker apologized on behalf of staff on the identification of ownership and indicated <br />that staff would check the records and make the necessary correction in the final draft. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Roberts moved to make the required conditional use findings listed <br />in the staff report and to approve Case PCUP-154, subject to the conditions listed in <br />Exhibit B of the staff report, as recommended by staff. <br />Commissioner Blank seconded the motion. <br />ROLL CALL VOTE: <br />AYES: Commissioners Arkin, Blank, Fox, Maas, and Roberts. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: None. <br />Resolution No. PC-2006-14 was entered and adopted as motioned. <br />b. Zoning for the property is PUD-I (Planned <br />Unit Development -Industrial) District. <br />Ms. Decker presented the staff report and described the layout of the proposed use.
