l 7. MATTERS INITIATED BY COMMISSION MEMBERS
Redcoats British Pub
Commissioner Maas inquired about the construction progress of the pub. Ms. Decker
noted that their permits had been pulled, and work is being done on the foundation. On
the wall adjacent to the Oddfellows building, the height of the pazapet has to be
increased, and the flashing needs to be put on. Staff received a request for a building
pennit and recently issued it.
Storage Pods
Chairperson Arkin noted that movable storage containers were lefr in the parking lot on
St. Mary's Street. Ms. Seto noted that Code Enforcement could look into that issue. She
noted that the design of the Downtown buildings did not allow for location of storage
containers and added that if it would be there for an extended period of time, an
encroachment permit would be needed.
Ms. Decker noted that some conditions of approval have allowed projects in the
Downtown azea to provide storage containers within the front pazking area. Staff would
check to see if those specific sites had those conditions.
Commissioner Maas expressed concern about the length of time storage containers were
left out in some Downtown projects.
` Ms. Decker noted that when a building permit is issued, the developer had up to six
months to show due diligence. As long as the work is continuing, the Building Code and
Municipal Code do not require that the work be completed within a specific time.
Generally, extensions are granted.
Commissioner Maas suggested including a reasonable condition regarding a completion
date. Ms. Decker noted that could be investigated.
Commissioner Blank noted that could be a problem as due diligence is difficult to see
when work is being done to a foundation which is not visible to an observer.
Hungry Hunter
Commissioner Maas inquired about the status of the old Hungry Hunter on Hopyard
Road. Ms. Decker noted that it was closed. Commissioner Maas noted that they were
cutting down trees and bushes on that site and inquired whether a new use would be
coming in.
Window Coverage
Commissioner Maas noted that Conroy's Florists on Hopyard and Owens had a multitude
of signs in their windows and did not believe they were in compliance. She noted that
that entire shopping center was in disrepair and did not represent the City well in that
entrance azea. She noted that a tree was to have been replaced on that corner.
PLANNING COMMISSION MINUTES .February 22, 2006 Page 18 of 21
