Mr. Chandler Lee <br />May 30, 1989 <br />Page 2 <br /> <br />Task Two - Establish Project Umits <br /> <br />For this task we will meet with the City and discuss the project limits for each of the <br />parking lots, From our initial field review it became apparent that the project <br />boundaries shown on the TJKM report may not necessarily be the exact boundaries <br />that we would want to use for the parking lot improvements. In many cases the <br />parking facilities have already been improved and therefore there is no apparent need <br />to reconstruct them. Also, by adjusting the project boundaries, traffic circulation may <br />work better with adjacent, already improved private parking facilities. In addition to <br />establishing project limits we would also establish project access to each of the parking <br />lots and establish ground rules on how to interface with adjacent private property. <br /> <br />This task also includes a walk-through with City staff for each of the proposed parking <br />facilities in order to more clearly define the proposed project boundaries, and a tour of <br />similar facilities in a Bay Area city to be selected by city staff. <br /> <br />Task Three - Prepare Initial Design Concepts <br /> <br />For this task we will prepare a preliminary layout for each of the nine parking facilities. <br />The layouts would show the location of parking spaces and circulation within each lot <br />and the proposed access to each facility as well as how the overall circulation pattern <br />would mesh with adjacent parking facilities where appropriate. <br /> <br />Task Four - Preliminary Design Review <br /> <br />Under this task we would meet with the City to review our proposed layouts and get <br />comments from the City. <br /> <br />Task Five - Preliminary Design, Cost Estimates and Documentation <br /> <br />This task would revise the preliminary designs to reflect City comments and prepare a <br />preliminary construction cost estimate for the project. Grading and drainage <br />investigations would be only of a very generalized nature and only for assistance in the <br />cost estimating. City shall provide right-of-way costs and a landscape budget for each <br />site. We will submit the plans and estimates along with a brief technical memorandum <br />to the City documenting the results of our study to date and suggesting the next course <br />of action. Consultant will also prepare a brochure, explaining the proposed project, for <br />the city's use with the business community. <br /> <br />PHASE TWO - CONSTRUCTION DOCUMENTS <br /> <br />In this phase we would prepare the final design drawings and cost estimates for the <br />lots that were selected to be constructed. This may include lighting and landscaping. <br />We propose to use Marlene Lee for lighting and Chris Pattillo for landscaping. We have <br /> <br /> Korve Engineering, Inc. <br /> <br /> <br />
