,-~ <br />Commissioner Gibbs questioned the problems that might arise with the proposed high <br />school site and whether or not the School District had an architect working on their <br />plans. This matter was not known, but Mr. Castro stated that the Commission could <br />go ahead and approve the entire development, but since it is a P.U.D., the Commission <br />would have control on each phase. <br />There was considerable discussion between the Planning Director, the Commissioners <br />and Mr. Ted Fairfield of MacKay & Sompe, in clarifying all the details. <br />Upon motion of Commissioner Carrigan, seconded by Commissioner Arnold, and carried, <br />the Public Nearing was closed. <br />Upon motion of Commissioner Carrigan, seconded by Commissioner Arnold, and carried, <br />the following resolution was adopted unanimously. <br />EESOLUTION N0. 874 <br />~~5, the application of MacKay 6 Sompa for approval of <br />Tentative Tract X3102, has come before this Commission, <br />NOW, TNEEEFOBE, BE IT BESOLVED, that the Planning Commission of the City of <br />Pleasanton hereby grants approval of said Tentative <br />Tract #3102, subject to the following conditions: <br />1. A modification be granted for street width of <br />cul-de-sate is excess of 300 ft. to allow a width of <br />42 ft. <br />2. A modification be granted to allow the proposed <br />cul-de-sac design except that rounded corners shall be <br />constructed to fit the capability of a street sweeper. <br />3. A modification be granted to allow decreased lot <br />depths as shown. <br />4. That the developer submit a list of proposed street <br />names for approval by the Planning Director prior to <br />submittal of a final map. <br />5. The landscaped areas at the ends of cul-de-sacs <br />shall be included as part of the adjacent lots and <br />landscaped by the developer. <br />6. That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated to the <br />satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and generally <br />meets the immediate and long range requirements of the <br />sanitary sewer system in this and all tributary areas. <br />7. That the developer affirm his responsibility for the <br />construction of the 12-in. water main in Muirwood Drive <br />through this development and agree to cooperate with <br />the City in the construction of this water main should <br />it be needed in advance of the development schedule of <br />this portion of this subdivision. <br />8. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the mediate and long-range <br />requirements for supplying water in this area. <br />9. That approval of the storm drainage system be withheld <br />until final design calculations have been completed and <br />the developer has demonstrated to the satisfaction of the <br />City Engineer that the system fully meets the require- <br />ments of this development and all upstream areas in- <br />tended to be drained through this tract and that the <br />requirements of Alameda County Flood Control District <br />and the Division of Highways have been met. <br />- 4 - <br />
