That all existing wells on the property be properly <br />sealed "and abandoned in accordance with City Standards <br />prior to the start of demolition and grading operations. <br />11. That a grading plan be submitted as a part of the <br />required improvement plena. <br />12. That all in-tract easements be granted as public <br />service easements with no reference to specific use. <br />13. That the number, size and location of fire hydrants <br />main subject to change pending completion of a study <br />of this matter by the Fire Chief. <br />14. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract and the linear park <br />at the lowest possible cost to the City and in accord- <br />ance with the method, City owned or P. G. SE, owned, that <br />is commonly in use by the City of Pleasanton at the time <br />of approval of the Final Map. <br />15. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted transformers and above-ground splicing <br />cabinets where necessary. <br />16. That the existing wooden utility pole line along <br />Foothill Road be replaced with a steel streamline system <br />and the telephone and T.V. facilities along Foothill <br />Road be placed underground. <br />17. That the development plans for this subdivision <br />include plena for the change in grade of Foothill Road <br />in the area of the West Las Positas Boulevard inter- <br />section and the lowering of the existing water line if <br />necessary. <br />18. Access to the high school site by pedestrians be <br />limited and subject to City approval at the time of <br />approval of the Final Development Plans. <br />19. The treatment of Weat Las Positas Boulevard and <br />Foothill Road to avoid or minimize any corridor effect <br />shall be subject to City approval at the time of approval <br />of the Final Development Plans. <br />20. The treatment at the ends of the cul-de-sacs shall <br />be subject to City approval at the time of approval of <br />the Final Development Plans. <br />21. That prior to any construction on the subject <br />property, the developer shall adhere to Section 13.116 <br />of Zoning Ordinance #520, and submit final development <br />plane. <br />22. Included in those development plena, the treatment <br />of those lots backing up to the easterly property line <br />of the high school facilities shall be more precisely <br />defined. Also, those lots backing to interstate #680 <br />shall be more precisely defined in terms of haw the <br />walla of those homes are to be related to the freeway <br />system, and also what type of screening or fencing <br />will be provided between the freeway and the property <br />line. <br />-5- <br />
