Perhaps it might be well to site place all service stations within the City of Pleasanton, as well as study the architectural treatments of the stations. There was discussion regarding the feasibility of building the service station now, or during the first phase of the shopping center. Upon motion of Commissioner Carrigan, seconded by Commissioner Arnold, and carried, the Public Hearing was closed. There was additional discussion on the proposed fire station proposed for the corner of Santa Rita Road and West Las Positas Boulevard and the problems that could occur because of the service station going in at the opposite corner. Commissioner Antonini felt that this item for approval of the service station should be postponed until a study could be made on all service stations on Santa Rita Road and adjoining areas. Also, perhaps it would be well to withhold construction on this particular one until at least 25% of the store area of the adjoining shopping center is completed. Upon motion of Commissioner Carrigan, seconded by Commissioner Antonini, and carried, the Public Hearing was closed. Upon motion of Commissioner Carrigan, seconded by Commissioner Antonini, and carried, the following resolution was adopted unanimously. RESOLUTION N0. 878 WHEREAS, the application of Humble Oil Company for a Conditional Use Permit in a C-N (Commercial Neighborhood) District to allow the erection and operation of an Enco service station on that property described as a portion of Lot ~2, Tract #2639, Assessor's Map Book #53, Pages 38-44, containing .9 acres, more or leas, or more commonly known as the southeast corner of Santa. Rita Road and West Las Poaitas Boulevard, has come before this Commission, NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of the City of Pleasanton hereby approves UP-69-7, with the condition that it be constructed only after twenty-five percent completion of the store area. 9. TENTATIVE SUBDIVISION MAPS a. Tentative Tract Mao ~k2855 Application by MacKay & Somps in behalf of Costanzo-Wilson for approval of said tentative tract map #2855. The applicant had modified his tentative map and these were brought to the meeting for the information of the Caamnisaioners. Objections are that it is not the thought of the staff to continue strip development. Mr. Ted Fairfield of MacKay & Sompa explained the reasons for having the two exhibits A and B. He also stated that he favored Exhibit A, as the more important one. There were three points that needed further clarifications, and these were Conditions ~kl, ~3 and X15 from the report of the Public Works Department. Commissioners Antonini, Carrigan and Arnold felt that if the RM-2000 would not be workable, then the developer should make that portion of the area into R-1. - 4 -
