That approval of the sanitary sewer system be <br />withheld until the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer system in this <br />and all tributary areas. <br />16. that approval of the water supply and distri- <br />bution system be withheld until the developer has <br />demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for supply- <br />ing water in this area. <br />17. That approval of the storm drainage system be <br />withheld until final design calculations have been <br />checked and the developer has demonstrated to the <br />satiafaction:,of the City Engineer that the system <br />fully meets the requirements of this development <br />and all upstream areas intended to be drained <br />through this tract and that the requirements of <br />Alameda County Flood Control District have been <br />met. <br />18. That the Planning Commission allow a modifi- <br />cation of Article 7.14, Ordinance No. 358, <br />approving the lots as shown on the proposed map. <br />19. That the Planning Commission allow a modifi- <br />cation of Article 7.04, Ordinance No. 358, approving <br />the street widths as shown on the proposed map with <br />the provision that the end segments of the two <br />loop streets be increased in width to accommodate <br />a 28 ft. curb to curb dimension and that the curb <br />to curb width of Northway Road immediately north <br />of this development be increased to 34 ft. and <br />the full 60 ft. of street right-of-way retained. <br />20. That the minimum radius of the face of curb <br />on any corner be increased to 20 ft. <br />21. That continuous sidewalk be constructed along <br />all street frontages with the provision that the <br />sidewalk along the north side of the end segments <br />of the loop street will be permitted to meander <br />through the park. <br />22. That the designation "circle" be used for the <br />street labeled "court" and that the developer <br />submit a list of proposed street names for <br />approval by the Planning Mrector prior to sub- <br />mittal of a final map. <br />23. That all existing wells on the property be <br />properly sealed and abandoned in accordance with <br />City standards. <br />24. That the mini-park site be dedicated to the <br />City in fee simple title with no specific desig- <br />nation for use or any other conditions, if this <br />is legally permissible. <br />- 9 - <br />
