That approval of the sanitary sewer system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system is adequate for the service area and generally meets the immediate and long range requirements of the sanitary sewer system in this and all tributary areas. 16. that approval of the water supply and distri- bution system be withheld until the developer has demonstrated to the satisfaction of the City Engineer that the proposed system meets both the immediate and long range requirements for supply- ing water in this area. 17. That approval of the storm drainage system be withheld until final design calculations have been checked and the developer has demonstrated to the satiafaction:,of the City Engineer that the system fully meets the requirements of this development and all upstream areas intended to be drained through this tract and that the requirements of Alameda County Flood Control District have been met. 18. That the Planning Commission allow a modifi- cation of Article 7.14, Ordinance No. 358, approving the lots as shown on the proposed map. 19. That the Planning Commission allow a modifi- cation of Article 7.04, Ordinance No. 358, approving the street widths as shown on the proposed map with the provision that the end segments of the two loop streets be increased in width to accommodate a 28 ft. curb to curb dimension and that the curb to curb width of Northway Road immediately north of this development be increased to 34 ft. and the full 60 ft. of street right-of-way retained. 20. That the minimum radius of the face of curb on any corner be increased to 20 ft. 21. That continuous sidewalk be constructed along all street frontages with the provision that the sidewalk along the north side of the end segments of the loop street will be permitted to meander through the park. 22. That the designation "circle" be used for the street labeled "court" and that the developer submit a list of proposed street names for approval by the Planning Mrector prior to sub- mittal of a final map. 23. That all existing wells on the property be properly sealed and abandoned in accordance with City standards. 24. That the mini-park site be dedicated to the City in fee simple title with no specific desig- nation for use or any other conditions, if this is legally permissible. - 9 -
