<br />3. That the width and depth of the lots shall be <br />as noted on the Preliminary Map. <br />4. That the Final Development Plans shall <br />conform with the requirements as noted in Article 13, <br />Section 13.116 of Zoning Ordinance No. 520. <br />5. That the applicant shall submit an overall <br />development plan indicating the following items: <br />a. Plot plan of each house on each lot. <br />b. Fencing. <br />c. 8riveways. <br />d. Easements to provide maintenance of the <br />rear walls abutting rear property lines. <br />6. That the applicant submit a detailed landscaping <br />plan of the mini-park and all other landscaped <br />areas to be reviewed by both the Parka and <br />Recreation Committee and the Planning Commission. <br />7. That the final setbacks of each individual home <br />shall be determined and approved by the Design <br />Review Board. <br />8. That the applicant submit elevations of proposed <br />dwellings with materials specified for review and <br />approval by the Design Review Board. <br />9. that the minimum garage dimensions shall be as <br />per zoning ordinance off-street parking require- <br />ments. <br />10. That the mini-park area as defined under the <br />"Garden Court" project will not constitute the <br />open space requirement for the adjacent and imme- <br />diate multiple areas. <br />11. That all in-tract easements be granted as public <br />service easements with no reference to specific <br />use. <br />12. That the number, size and location of fire <br />hydrants remain subject to change pending com- <br />pletion of a study of this matter by the Fire <br />Chief. <br />13. That the developer provide all the street light- <br />ing facilities necessary to adequately light <br />the streets within and adjacent to this tract and <br />the mini-park at the lowest possible cost to the <br />City and in accordance with the method, City owned <br />or P.G.~E, owned, that is commonly in use by the <br />City of Pleasanton at the time of approval of the <br />Final Map. <br />14. That electric power distribution and communi- <br />cation service systems be placed totally under- <br />ground except for pad-mounted transformers and <br />above-ground splicing cabinets where necessary and <br />except for the existing wooden pole line across <br />the Ropyard Road frontage of this development. <br />- 8 - <br />
