That the final development plane contain <br />specific items for review and that the developer <br />contact the Planning Director for the specific <br />items to be submitted. <br />4. That Lota 74 and 75 be deleted. <br />5. That the applicant submit a copy of the Codes, <br />Covenants and Restrictions pertaining to the <br />maintenance of the common green areas for approval <br />by the City Attorney. <br />6. Due to possible problems of maintenance, <br />parking and enforcement of provisions of the <br />Vehicle Code involved with the proposed "alleys" <br />it is recommended that approval of this tentative <br />subdivision be subject to and conditional on <br />specific action by the City Council with regard <br />to acceptance or rejection of the "alleys" as <br />publicly dedicated and maintained streets, and <br />that the following conditions be attached by the <br />Planning Commission. <br />7. That all in-tract easements be granted as public <br />service easements with no reference to specific <br />use. <br />8. That the number, size and location of fire <br />hydrants, remain subject to change pending com- <br />pletion of a study of this matter by the Fire <br />Chief. <br />9. That the developer provide all the street <br />lighting facilities necessary to adequately light <br />the streets and alleys within and adjacent to this <br />tract at the lowest possible cost to the City. <br />Additionally, that the entity responsible for <br />maintenance of the common areas also be respon- <br />sible for the monthly cost of lighting these areas. <br />10. That electric power distribution and cos®uni- <br />cation service systems be placed totally under- <br />ground except for pad-mounted transformers and <br />above-ground splicing cabinets where necessary. <br />11. That approval of the sanitary sewer system <br />be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system is adequate for the service area <br />and generally meets the immediate and long range <br />requirements of the sanitary sewer system in this <br />and all tributary areas. <br />12. That approval of the water supply and dis- <br />tribution system be withheld until the developer has <br />demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the <br />immediate and long range requirements for supply- <br />ing water in this area. <br />- 4 - <br />
