That the applicant shall submit revised eleva- <br />tions showing the treatment of those flat-roof <br />areas that wild be on the sideyard facing a street. <br />12. The applicant shall provide at least one street <br />tree per individual dwelling unit. <br />13. That the applicant submit a detailed landscaping <br />plan of the mini-park to be reviewed by both the <br />Parks and Recreation Commission and the Planning <br />Commission when the housing units are from 50% to <br />75% complete in accordance with Resolution R-69-4, <br />of the Parka and Recreation Commission. <br />14. That the applicant submit final development plane <br />in conformance with the approved preliminary develop- <br />ment plans and tentative maps. <br />15. That a precise landscaping plan of all other <br />areas be submitted for review by the Planning <br />Commission no later than the regular meeting of <br />July 23, 1969. <br />16. That a minimum of fifty percent of the lots have <br />enclosed front court yards, with the balance on an <br />optional basis. <br />17. That should there be any revisions in the <br />elevations as exhibited for the models on Black <br />Avenue, that said revisions be reviewed by the <br />c. Studv of Service Station Sites. <br />Upon request of the Planning Director for additional time to make a more thorough <br />study of service station sites, this item was continued. <br />d. Fairlands ShovoinQ Center Study <br />Chairman Carrigan requested additional time for further study on this item. <br />He requested that the Commission take no action at least until August. <br />Mr. George Oakes was in the audience and voiced his opinion that this report <br />was nothing more than a study report for the Commission's information, and that <br />in effect, it was hurting his proposed regional center. <br />Planning Director Castro stated that he disagreed with Mr. Oakes's thinking in <br />that the study will clarify what uses would be more suitable for this regional <br />shopping site, also said study is to provide direction to the Commission and <br />Council regarding the directive imposed in the annexation agreement. <br />Commissioner Gibbs remarked that he would like to have Mr. Oakes's report. <br />A study session was set for the meeting of August 13, 1969. <br />8.
