<br />WHEREAS, that said Commission has reviewed all pertinent <br />drawings, reports and data submitted, <br />NOW, THEREFORE BE IT RESOLVED, that Z-69-16 be approved subject <br />to the following conditions: <br />1. Obiectives 1) To plan for a variety of land <br />uses and residential densities that will be <br />complementary and compatible with one another and <br />the surrounding area in conformance with the <br />adopted General Plan. 2) To establish and design <br />use areas that can be developed in phases or as a <br />unit independently of one another while still <br />achieving total site integration and compatibility <br />with sufficient flexibility to meet future changing <br />market demand. 3) To establish reasonable limits <br />for proper design integration of the various future <br />land use areas and to insure development of these <br />areas in such a way that existing adjacent resi- <br />dential areas maintain privacy, integrity and <br />long-term value as desirable residential neighbor- <br />hoods. <br />Standards 1) Compatible Varietv - Individual <br />elevations for each plan must be compatible with <br />neighborhoods and harmonize with each other. <br />Minimum number of elevations per plan type shall <br />be three. <br />2. Elevation Identification - Plan 1 and 2 <br />Elevations A, B, C, D, E and F are interchangeable. <br />Plan 3 Elevations G, H and I for Plan 3 only. <br />3. Ootional Plan - Plan 1 is approved as an optional <br />alternate two-bedroom plan to be used if buyer demands. <br />4. Fence/Wall Setbacks - (Plan 1 to be 15 ft.) <br />Front...........(Plan 2 to be 15 ft.) <br />(Plan 3 to be 10 ft.) <br />Side............As shown for individual <br />atypical lots. <br />5. Required Fence/Wall Streetscape - A minimum of <br />25% of the units built shall either have fences at <br />a minimum of 15 ft. or no fences at all. <br />6. Elevation variation - At least two different <br />elevations must interspace between any two like <br />elevations on same side of any street. Like <br />elevations are not authorized directly opposite <br />other like elevation on same street. <br />7. Block End Elevations - Block end building walls <br />shall be architecturally treated to break the effect <br />of plain stucco by use of wood pane la, the edging, <br />or suitable materials and screen landscaping. <br />8. Maintenance Easement - Adjacent to all walls on <br />property lines a 3 ft. maintenance easement will be <br />recorded over the adjacent lot. Form of easement <br />subject to City Attorney approval. <br />9. Color Scheme - Sand and natural tone as illustrated <br />by colored rendering. <br />- 7 - <br />
