Tract 3123. Falender Homes
Review of precise zoning and final development plans for Tract 3123, which is
a portion of approved PUD Tract 3102.
Vice Chairman Pons opened the Public Hearing. The staff report with the complete
package of the type of units being proposed, was presented to the Commissioners.
No problems were evident.
There was considerable discussion, in particular by Commissioner Gibbs, regarding
the question of a trail path for children along Foothill Road. Commissioner Gibbs
was adamant that a right-of-way should be placed along Foothill Road.
Mr. Ted Fairfield, who was present, answered several of these questions, explain-
ing that the road widening will take care of a right-of-way approximately 16 ft.
wide between the curb and the property line, that the type of fencing employed
will be similar to that used by the Highland Oaks tract, and that the area along
Foothill Road will also be landscaped.
Mr. Fairfield asked that the question of the right-of-way not be detrimental
to the particular tract before them.
Vice Chairman Pons inquired about the square footage of the homes and the price
range. Mr. Fairfield replied they would run between 1600 and 2400 sq.ft., and
range in price between $30,000 and $40,000.
Mr. Gerry Hline, Project Manager for Falender Homes, was also in the audience
and was introduced to the Commissioners by Mr. Fairfield.
No other comments were forthcoming from the audience, and upon motion of
Commissioner Antonini, seconded by Commissioner Gibbs, and carried, the Public
Hearing was closed.
The Commissioners had no further comments regarding the plans for the homes,
and upon motion of Commissioner Antonini, seconded by Commissioner Gibbs, and
carried, the following resolution was adopted unanimously.
RESOLUTION N0. 927
WHEREAS, the review of precise zoning and final development
plans for Tract 3123, a portion of approved PUD
Tract 3102, as submitted by Falender Homes, has
come before this Commission,
NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of
the City of Pleasanton hereby approves said
precise zoning and final development plans for
Tract 3123, subject to the following conditions:
1.
