That the applicant shall submit for City's <br />approval a description of the type of fencing <br />that is to be provided along Foothill Road. <br />4. That the applicant shall provide at least one <br />street tree for each individual dwelling unit. <br />5. That the applicant shall resubmit a landscaping <br />plan for the areas to be landscaped along Foothill <br />Road. <br />6. That the applicant shall adhere to all con- <br />ditions as imposed on the tentative map. <br />7. That final zoning for this development is hereby <br />recommended from the interim Planned Unit Develop- <br />ment District to the R-1-6500. <br />c. Pleasanton Greens - Kottinser Park <br />Request from Dr. Howard Long in conjunction with the Pleasanton Housing Authority <br />for a preliminary review of the site plan and architectural review of that <br />project known as Pleasanton Greens. <br />The Planning Director emphasized that this presentation was by no means a formal <br />application before the Commission, but merely a request for opinions and sugges- <br />tions the Commission may wish to give to the group responsible for this project. <br />Vice Chairman Pons inquired why the Commissioners were being asked to review <br />these plane since this housing project had not even been formally applied for. <br />Dr. Howard Long then came forward and advised the Commission that from the meeting <br />held in March of this year between the Housing Authority and the City Council, <br />this particular project should fall under the category of a Civic project aimed <br />at families with moderate incomes. <br />The question of the park was brought before the Advisory Committee to the General <br />Plan and they approved the concept as opposed to the original plan for said park <br />in this area. <br />Dr. Long explained, with three diagrams, the exteriors of the 2-3-4 and 5-bedroom <br />townhouses. The prices will not be higher than ordinary frame construction homes. <br />There were questions raised about the cost of the homes due to the one-third use <br />of frame in addition to the module construction, which is far lower in cost. <br />The Planning Director inquired if there are any other styles besides the townhouse <br />concept. The answer was no. There will also be courtyards for each unit. <br />Dr. Long remarked that they were looking for the assistance of the Commissioners, <br />and in particular the staff, to cnt~down the cost in every way possible and <br />still produce housing that would meet with the approval of the Planning Department. <br />This could perhaps mean modifications on carports, etc. There was also the <br />thought that perhaps parking could be made more convenient for those residents <br />living closer to Vineyard and Regalia. <br />- 4 - <br />
